Value Engineering Helps Luxury Projects Shine

Between 2013 and 2016, upscale rental properties Galaxie High Rise Apartments and The Constellation were completed in downtown Madison, WI.

FLOOR360 worked closely with Gebhardt Development and Tri-North Builders on a value engineering process for design and product selections. The originally planned materials were not available in the time frame needed, so we worked to source better products at lower prices, allowing us to meet aggressive deadlines and save our client 10% on cost.

Both properties had a flooring installation timeline of four months. Between projects, we delivered and installed over 260,000 sq. ft. of luxury vinyl tile and 120,000 sq. ft. of stretch carpet in the units, and over 40,000 sq. ft. of materials in the common areas and hallways. Our proactive management produced beautiful end results and saved time and money.

Meeting Challenges

During the process, our project partners presented us with a challenging custom request: the staircases were to be covered with wood look vinyl plans that required a metal stair nose consistent with the design style found throughout the buildings. At the time, such a product didn’t exist, so we worked with Wiedenbeck Inc. to design and create them from scratch.IMG_2348

The high-end interior of Galaxie’s 3,700 sq. ft. penthouse was designed by FLOOR360’s Autumn Stankovsky and Laurie Lodholz of Laurie Driscoll Interiors, Inc. This luxurious urban environment includes a marble and onyx TV wall and fireplace, stacked stone bar area, a travertine shower and custom backsplashes in the bathrooms and kitchen.
